Why should I consider seal coating my driveway or parking lot?
Asphalt deteriorates due to oxidation (exposure to air and sun). Seal coating slows the oxidation and erosion of the top layer and replaces fine particles lost from the asphalt surface due to oxidation on older pavement. Seal coating the asphalt seals the small cracks that can turn into large cracks. Seal coat also improves the appearance of new and old asphalt.
When can I drive on my new driveway?
Seal coating can take 30+ days to cure, depending on temperatures. In general, you should be able to drive on it after 2-3 days of dry time.
How often should I seal my driveway?
Asphalt should be seal coated every 2-4 years, depending on the amount of traffic, sun exposure, and water runoff.
My driveway has cracks. What can be done?
Due to the expansion and contraction of the asphalt, random cracking is normal. The cracks should be sealed promptly to prevent water from penetrating the asphalt, causing further damage. Jeff’s Tree & Outdoor Services can seal the cracks with hot rubber, which allows for the movement of the asphalt but prevents water penetration.
Why are there texture and tire marks on the driveway after sealing?
Tire marks are common 1-2 weeks after seal coating and will disappear as the sealer continues to cure. Certain areas of the driveway (i.e., around walks, garage doors, landscaping, etc.) must be trimmed out by hand so the texture may appear different and will conform over time.
What will the finished product look like?
Seal coating gives your property a uniform black color, enhancing curb appeal. When you examine the surface, however, you can still see areas that have been crack–filled or patched due to the different texture of the asphalt. Seal coating is a cosmetic process, not a structural repair. Spider cracks will not be eliminated.
Are all sealers the same?
No. There is a wide variety of sealers on the market today, and each contractor mixes them differently. Jeff’s Tree & Outdoor Services uses quality Neyra products. Neyra products are environmentally friendly and safe. Contractors often water down the products, giving the sealer a shorter life span. Our products are only cut 18-20%, which is less than the manufacturer‘s recommendation, therefore providing a thick, longer lasting product.
Do I need to do anything to the asphalt before you apply sealer?
No, Jeff’s Tree & Outdoor Services employees will clean and edge the driveway before applying a crack filler and sealer. All we ask is that you clear all vehicles in the driveway and turn your sprinkler system off until the sealer is dry.
