Seal Coating & Asphalt Repair
Why Sealcoat your driveway or parking lot?

Asphalt deteriorates due to oxidation (exposure to air and sun). Sealcoating slows the oxidation and erosion of the top layer and replaces fine particles lost from the asphalt surface due to oxidation on older pavements. Sealcoating the asphalt, seals the small cracks that can turn into large cracks. Sealcoat improves the appearance of new and old asphalt.

When can I drive on my new driveway?

Sealcoating can take 30+ days to cure depending on temperatures. In general, you should be able to drive on it after 2-3 days of dry time.

How often should I seal my driveway?

Asphalt should be sealcoated every 2-4 years depending on the amount of traffic, sun exposure and water runoff.

My driveway has cracks, what can be done?

Due to expansion and contraction of the asphalt it is normal for random cracking to occur. The cracks should be sealed promptly to prevent water from penetrating the asphalt causing further damage. Jeff’s can seal the cracks with hot rubber which allows for the movement of the asphalt but prevents the water penetration.

Why are there texture and tire marks on the driveway after sealing?

Tire marks are common 1-2 weeks after sealcoating and will disappear as the sealer continues to cure. Certain areas of the driveway (i.e., around walks, garage doors, landscaping, etc.) must be trimmed out by hand so the texture may appear different and will conform over time.

What will the finished product look like?

Sealcoating gives your property a uniform black color enhancing curb appeal. When you examine the surface you will find, however, you can still see areas that have been crack filled, or patched due to the different texture of the asphalt. Sealcoating is a cosmetic process not a structural repair. Spider cracks will not be eliminated.

Are all sealers the same?

NO! There is a wide variety of sealers on the market today and each contractor mixes them a little different. Jeff’s uses quality NEYRA products. Neyra products are environmentally friendly and safe. Contractors often water down the products giving you a shorter life span of the sealer. Our products are only cut 18-20% which is less the manufacturer recommendation, therefore giving you a thick lasting product.

Do I need to do anything to the asphalt before you apply sealer?

No, Jeff’s employees will clean and edge the driveway before applying crack filler and sealer. All we ask is you have the driveway clear of all vehicles and turn your sprinkler system off until the sealer is dry.
